At Savi Ranch Capital, we specialize in providing flexible and efficient financing for residential ground-up construction projects. Whether you're constructing a single-family home, a multi-unit property, or a high-end custom residence, our loan programs are designed to meet your specific needs and timelines.


Loan Highlights:


  • Loan Amounts: From $100,000 up to $10 million
  • Loan-to-Cost (LTC): Up to 90% of the purchase price
  • After-Repair Value (ARV): Up to 75% financing based on ARV
  • Rehabilitation Costs: Financing up to 100% of rehab expenses
  • Interest Rates: Competitive rates based on borrower profile
  • Loan Terms: 6 to 18 months
  • Payment Structure: Interest-only monthly payments; no interest reserve required
  • Disbursement: Access up to 20% of the rehab budget within 3 days post-escrow closing
  • Lien Position: First position only
  • Prepayment Penalty: None
  • Availability: Lending available in all states except NV, SD, ND, MN, OR, and VT
     

Borrower Qualifications:

  • Entity Type: Corporations or Limited Liability Companies (LLCs) preferred
  • Income: Demonstrated reasonable existing income
  • Reserves: Cash reserves of approximately 5–10%
  • Net Worth: Reasonable net worth
  • Credit Score: Minimum of 660
  •  Experience: Must have successfully completed similar construction projects or have prior experience with fix-and-flip or rental property investments. 
  • Exit Strategy: A Clear and feasible exit strategy required

Eligible Property Types:

  • Residential: Non-owner occupied single-family homes
     
  • Condominiums: Non-owner occupied, warrantable units
     
  • Multifamily: Non-owner occupied 2–4 unit properties

- LTV: 70% (Based on ARV)

- Borrower Experience: Similar projects in the last 3 years

- Payments (Interest Only): Reserve or Monthly Payment

Horizontal and Vertical Loans that help with subdivision loans

 - Term: Up to 12 months for the Horizontal portion

- Loan Purpose: Purchase, Refinance

- Property Type: Single-Family, 2-4 Unit, Condo, Townhouses

- Loan Size: Min. $2,500,000

- LTV: 65% (Based on finished lot value)

- Borrower Experience: Similar projects in the last 3 years

- Payments (Interest Only): Reserve or Monthly Payment

  • Credit Score: Minimum 660 FICO
     
  • Reserves: 5–10% of the committed loan amount
     
  • Guarantee: Personal guarantee preferred, limited guarantee may be accepted on a case-by-case basis
     
  • Experience: Must have completed similar projects within the last 5 years
     

To Get Started

For the Borrower / Guarantor

  • Signed Loan Application
     
  • Two most recent months of personal/business bank statements
     
  • Track Record (REO) Documentation
     
  • A separate application and REO form is required for each guarantor
     

For the Project

  • Purchase & Sale Agreement with all addendums (if applicable)
     
  • Engineered Construction Plans
     
    • If unavailable, submit preliminary plans
       
  • Breakdown of Costs Paid Into the Project
